Engineering consultancy hurleypalmerflatt has completed work on refurbishing and extending Fleetway House, a 1980's nine-story office block situated between Farringdon Street and Fleet Place in London. The building has been renamed Nexus Place .
As the consultant Structural Engineers, the firm played a key role in the £45 million project for property developer Tishman Speyer.
The scheme has increased office space by 50 per cent to 157,000 sq ft by adding four-floors and extending the building into the rear courtyard area through the cantilevering of steel frame extensions over eight-storeys.
The 2 original main vertical stability cores were demolished as part of the works in order to optimize internal floor area, a new 14 storey reinforced concrete core was relocated in a former lightwell. The building's existing concrete cladding has been replaced on the lower levels, while on the top four floors the new steelwork extension cantilevers to form an articulated and faceted profile to give the cladding a crystalline appearance.
Two large transfer structures were incorporated at the ground floor level to provide column free space in the new reception area and also to support the corner of the structure where existing lower level structure was removed.
The use of a cellular beam construction system in the new upper levels enabled all of the mechanical and electrical services to be contained within the steel structural zone. This integration allowed the maximization of the floor to ceiling height across the four additional floors and enabled the overall raised building height to fit within the St Pauls sightline restrictions.
